Thinking about trading snow for the Lake Norman or the Charlotte area? ☀️
I’m seeing a noticeable increase in relocation buyers this month, and North Carolina real estate does have a few quirks worth knowing upfront.
Three things to be aware of:
• Due diligence works differently in NC. Buyers pay a non-refundable due diligence fee directly to the seller or builder. This is separate from earnest money and catches many out-of-state buyers off guard.
• Each town has a very different feel. Mooresville leans toward racing and lake life, Davidson offers historic charm and walkability, and Cornelius is known for waterfront living.
• More quick move-in homes are available right now. Many buyers don’t need to wait 9+ months to build as inventory continues to shift.
