In the next leg of the Tokyo Akiya Marathon, I’m running through Sumida-ku. It’s a place where the futuristic Skytree stands in stark contrast to the traditional, low-rise charm of old-school Tokyo.

You’ve probably seen the headlines lately:
“Foreign ownership rules.”
“Nationality disclosure.”
“Tracking.”
Even the word crackdown gets thrown around.
And maybe, quietly, you’ve wondered:
👉 Is Japan about to ban foreign buyers?
👉 Does this change whether I can still buy?
👉 Is the door closing in 2026?
This video exists for one reason: to slow everything down and separate fear from facts.
What’s coming in 2026 is not a ban.
It’s not a reversal of Japan’s property market.
And it’s not aimed at normal home buyers or akiya purchasers.
It is a change in process, not access. And the reason it feels confusing is because headlines keep mixing very different things into one bucket.
