17,321 less properties sold in 2023 compared to 2022
Only one county, Martin County was flat to last year with single family homes.

Townhomes/Condos -12.7%
Broward County: Single Family Homes -14.6%
Townhomes/Condos -20.3%
Miami-Dade County: Single Family Homes -14%
Townhomes/Condos -29.7%
Martin County: Singe Family Homes .1%
Townhomes/Condos -5.5%
St. Lucie County: Single Family Homes -13.5%
Townhomes/Condos -10.5%
The best performing county was Martin County Single Family Homes at .1% and the biggest opportunity was Miami-Dade County Condos -29.7%.
Median Sales Price:
The Median Sales price represents the figure at which half of the properties in the area sell at a higher price and other half sell at a lower price.
Every county had an increase in the Median Sales Price.
High of 9.2% with Miami-Dade County Condos
Low of 2.2% with St. Lucie County Single Family Homes
Median Days To Contract:
It too longer for properties to go under contract in 2023.
Took 28-40 days to go under contract versus 12-31 days in 2022.
Months Supply Of Inventory:
Inventory Levels have gone up in all the counties.
3.4 Months up to 6.8 Months
Miami-Dade County has 6.8 Months Supply Of Inventory
